Spanish Mortgages for Non-Residents

Yes — non-residents can get Spanish mortgages. You can typically borrow 60–70% of the property's value over up to 25 years, whether you're from the UK, Ireland, the Netherlands, Belgium, Germany, Scandinavia or the US. What matters to the bank isn't where you live; it's whether your income comfortably supports the payments.

Can non-residents get a mortgage in Spain?

Yes — Spanish banks actively lend to non-residents. Being a non-resident changes three things: you'll put down a bigger deposit than a Spanish resident, you'll provide documents from your home country, and fewer banks compete for you — which is exactly why comparing them matters.

Banks apply two ceilings and lend you the lower one. The property ceiling is a percentage of the price or the bank's valuation, whichever is lower. The income ceiling: your new mortgage payment plus every loan you already have must stay under roughly a third of your net household income.

Worked example: you earn €7,000 net per month as a household and pay €1,200 on loans at home. Banks allow about €2,300 in total payments, leaving ~€1,100 for the Spanish mortgage — roughly a €160,000–€210,000 loan over 25 years at current rates. On a 70% deal, that supports a purchase around €270,000–€300,000.

What deposit and savings do you need?

Plan for 40–45% of the purchase price in accessible savings: 30–40% as your deposit, plus 10–14% for taxes and fees. Example — a €200,000 apartment in the Alicante region:

Your deposit can come from savings, the sale of another property, or a documented family gift. What banks dislike is money that appears from nowhere — every euro needs a paper trail.

Why banks say no — and how we fix it

The most common failure points: debt load at home pushing past the 30–35% cap (we recalculate, restructure, or wait until a loan clears); real income badly documented (we package it the way underwriters read it); the property itself — rustic land, missing licences, very low price (some banks won't touch it, some will; we know which); and applying to the wrong bank first — a decline can follow you, so going in right the first time matters.
